Equinix currently has the stronger AI-dividend case. It raised its quarterly dividend 10% to $5.16 in February 2026, marking an 11th consecutive year of increases, while 2025 adjusted funds from operations (AFFO) per share rose 9% to $38.33. Digital Realty offers meaningful demand visibility through an $817 million annualized base-rent backlog and introduced 2026 Core FFO guidance of $7.90–$8.00 per share, but its quarterly dividend was reported at $1.22 in September 2026 and described as unchanged since 2022. That makes Equinix the clearer choice for dividend growth and reported per-share support; it does not establish which stock has the higher yield or the better valuation.

Verdict: Equinix leads on dividend growth, while Digital Realty has a substantial contracted-revenue cushion

The evidence separates the two companies by what they already deliver to shareholders. Equinix has a documented pattern of annual dividend increases, a large 2025 AFFO base and accelerating interconnection demand. Digital Realty has a sizeable signed-rent backlog and a positive 2026 Core FFO outlook, but the cited dividend history shows no increase since 2022. If your definition of an “AI dividend” is a growing payout backed by rising per-share cash generation, Equinix scores higher.

That conclusion is about growth and operating support, not yield. A quarterly rate is a dollar amount; yield is that annualized amount divided by the share price on a specified date. Because the evidence does not provide synchronized market prices, a defensible yield or valuation winner cannot be named here. Recheck prices, declared dividends and the latest guidance immediately before making an investment decision.

What an AI-dividend comparison actually measures

Neither company pays a special “AI dividend.” Both are data-center real-estate investment trusts (REITs), and the AI connection is a demand thesis: cloud and enterprise customers may need more power, floor space, network connections and specialized cooling for AI workloads. That demand can become dividend support only after several steps:

  • Customers sign leases, interconnection orders or other commitments.
  • The operator secures power, equipment, permits and financing.
  • Capacity is built and delivered on schedule.
  • Projects begin producing recurring revenue and cash flow.
  • Management allocates part of that cash flow to dividends after capital spending and debt needs.

Bookings, projects under construction and backlog are therefore leading indicators, not cash available for distribution today. An AI partnership or a large order can improve the outlook without guaranteeing a particular AFFO, Core FFO or dividend increase.

Key figures side by side

Measure Equinix Digital Realty
Latest quarterly dividend cited $5.16 after a February 2026 increase $1.22, reported by a September 3, 2026 secondary comparison as unchanged since 2022
Latest dividend change 10% increase in February 2026 No increase reported in the cited secondary comparison since 2022
Consecutive increases 11 years, according to Equinix’s February 2026 results release No comparable company count established in the cited material
2025 per-share operating measure AFFO per share of $38.33, up 9% year over year Fourth-quarter Core FFO per share of $1.86
2026 operating outlook Management expressed confidence in robust revenue and AFFO-per-share growth; guidance should be checked against the latest filing Initial 2026 Core FFO guidance of $7.90–$8.00 per share
Demand indicators $424 million annualized gross bookings, 9,700 net interconnections and 52 capacity projects in 33 markets in Q2 2026 $817 million annualized GAAP base-rent backlog at Digital Realty’s share at year-end 2025
Revenue mix indicator More than 90% of revenue was recurring in each of the three years covered by the 2025 Form 10-K The cited releases did not provide a directly comparable percentage

The dollar amounts in the dividend row are nominal quarterly rates, not yields. Comparing $5.16 with $1.22 without considering share prices, share counts and business structure would produce a misleading conclusion.

Dividend growth: Equinix has the clearer record

Equinix’s February 2026 increase

Equinix raised its quarterly cash dividend by 10% to $5.16 in February 2026 and described the move as its 11th consecutive year of dividend growth. The same company release reported 2025 revenue of $9.217 billion, AFFO of $3.761 billion and AFFO per share of $38.33, a 9% year-over-year increase. Those figures provide a direct link between a higher payout and a larger per-share operating measure, although AFFO is a company-defined non-GAAP metric rather than a standardized accounting number.

Equinix chief executive Adaire Fox-Martin said demand had accelerated in bookings and recurring revenue and that the company expected robust revenue and AFFO-per-share growth in 2026. That is management’s outlook, not an independent forecast, and it can change with leasing, construction, power and financing conditions.

Digital Realty’s reported dividend pause

A September 3, 2026 comparison article reported Digital Realty’s quarterly dividend at $1.22 and said the rate had been unchanged since 2022. Treat that history as a secondary-source claim until it is checked against Digital Realty’s own dividend declarations. Even with that qualification, a multi-year flat payout contrasts with Equinix’s documented annual increases.

A flat dividend is not automatically unsafe. Management may retain cash for construction, debt reduction or other investments. It does mean Digital Realty does not currently offer the same demonstrated compounding pattern as Equinix, so investors seeking annual raises have less evidence to work with.

Coverage: use each REIT’s own cash-flow definition

REIT investors commonly examine AFFO or Core FFO rather than net income because depreciation on real estate can obscure the economics of a property portfolio. These are non-GAAP measures, and the adjustments differ by company. Equinix explicitly warns that its non-GAAP measures may not be calculated in the same manner as similarly titled measures at other companies. Core FFO and AFFO should therefore be read as company-specific indicators, not interchangeable units.

Equinix’s reported support

Equinix’s 2025 AFFO per share of $38.33 rose 9% year over year, while the quarterly dividend moved to $5.16. Using the quarterly rate only to illustrate scale, four payments would equal $20.64 before any future declaration; the resulting payout percentage still depends on the exact AFFO period and the company’s definition. The reported growth in AFFO per share is the important point: it gives the increase a per-share operating foundation.

Digital Realty’s outlook and payout discussion

Digital Realty reported fourth-quarter 2025 Core FFO per share of $1.86 and issued initial 2026 guidance of $7.90–$8.00 per share. The range was introduced in the company’s February 5, 2026 results release and may have been superseded by later guidance. Compare the latest range with the dividend declared for the same period rather than relying on the initial forecast.

The September 2026 secondary comparison placed Equinix’s payout ratio in the 50% range and Digital Realty’s in the low 60s. Those figures used different company metrics and dates, so they are directional descriptions rather than a clean head-to-head test. A proper coverage review should state whether the numerator is AFFO, Core FFO or another measure, identify the period, and account for recurring capital expenditures, development spending and debt service.

Operating momentum behind the dividends

Equinix: interconnection scale and recurring revenue

Equinix’s Q2 2026 results release reported $424 million of annualized gross bookings, a record 9,700 net interconnections and 52 capacity projects underway across 33 markets. Interconnections are paid network connections among customers and providers; they can deepen the value of a facility beyond a simple square-foot lease. Gross bookings, however, are commitments or orders, not recognized revenue, and projects underway still require construction and commissioning.

Equinix also reported that more than 90% of revenue was recurring in each of the three years covered by its 2025 Form 10-K. Recurring revenue can make cash flows more predictable, but it does not remove renewal, pricing, power or customer-concentration risk.

The company described a collaboration with Cisco and NVIDIA to support standardized AI-factory architectures, secure infrastructure and testing environments. That collaboration may help customers deploy AI systems, but it is not itself a dividend commitment or proof that a specific amount of AFFO will result.

Digital Realty: backlog and PlatformDIGITAL expansion

Digital Realty reported $817 million of annualized GAAP base-rent backlog at its share at year-end 2025. Base-rent backlog represents signed contractual economics expected to begin contributing as leases commence; it is not the same as current-period revenue or distributable cash. The company said it was expanding PlatformDIGITAL to meet global demand and support customers’ cloud and AI roadmaps.

Digital Realty president and chief executive Andy Power described 2025 as a year of strong top-line growth, record leasing across the company’s 0-to-1-megawatt-plus-interconnection offering and a substantial backlog providing visibility into 2026 and beyond. Those are management’s characterizations. The release did not attribute the entire backlog or all leasing to AI, so it would be inaccurate to label the full $817 million as AI revenue.

Demand conversion: why bookings and backlog are not dividends

For both REITs, the critical question is how quickly commercial commitments turn into operating cash. A signed lease can be delayed by permitting, customer readiness or utility interconnection. A booking can be canceled or resized. A capacity project can open with lower utilization than planned. Investors should track at least four transitions:

  1. Commitment: bookings, signed leases or announced orders.
  2. Construction: power, land, equipment, financing and permits secured.
  3. Commencement: the customer begins paying under the lease or service agreement.
  4. Cash conversion: recurring revenue flows through operating costs and capital needs into AFFO or Core FFO.

Equinix’s 9,700 interconnections and 52 projects show activity across its platform. Digital Realty’s $817 million backlog shows contracted rent at its share. Neither statistic alone determines the next dividend declaration; the timing and cost of delivery matter.

Power, cooling and execution risks in AI infrastructure

AI workloads require unusually dense computing, which raises electricity and cooling requirements per unit of space. Equinix’s 2025 Form 10-K says customers’ power and cooling needs are increasing and warns that power limits in existing data centers or equipment delays could restrict growth opportunities, including AI-related ones. The filing also says newer International Business Exchange (IBX) facilities are being designed for power and cooling requirements twice those of previous IBX facilities.

These constraints can affect both companies even when demand is strong. A utility may not deliver enough power on the desired schedule; specialized electrical or cooling equipment may be delayed; and construction costs can rise before a lease starts. Higher development spending can temporarily reduce cash available for dividends, while borrowing to accelerate expansion can increase interest expense and leverage.

The practical implication is to treat AI demand as an opportunity with execution risk. Equinix’s projects and interconnections and Digital Realty’s backlog are useful evidence of demand, but investors should look for delivered capacity, lease commencements, stabilized utilization and cash-flow growth in later reports.

Yield and valuation: what this evidence does not establish

Dividend yield requires a synchronized calculation:

annualized dividend per share ÷ share price at the stated date and time

For example, a quarterly rate is multiplied by four only if the rate is expected to continue for the year; the share price must be observed on the same date used for the comparison. A yield calculated from a stale price can reverse the ranking between two stocks. Valuation also requires a stated multiple, such as price-to-AFFO or enterprise value to EBITDA, and a consistent forecast period.

No synchronized share-price, yield, valuation-multiple or total-return comparison is established here. Do not infer that Equinix’s larger dollar dividend means a higher yield, or that Digital Realty’s lower dollar dividend is cheaper. Refresh the following items from primary filings and current market data:

  • Latest declared quarterly dividend and ex-dividend date.
  • Closing share price and timestamp used for the yield calculation.
  • Most recent AFFO or Core FFO per share and the company’s reconciliation.
  • Current-year guidance, including any revisions after the initial 2026 ranges.
  • Net debt, interest costs, development spending and recurring maintenance capital.

Which dividend objective fits each company?

Choose Equinix when dividend growth is the priority

  • You value an 11-year record of consecutive increases and the latest 10% raise.
  • You want reported AFFO per share growth alongside the dividend increase.
  • You prefer a business with a high recurring-revenue mix and extensive interconnection activity.
  • You accept that power availability, equipment supply and project execution can limit AI expansion.

Choose Digital Realty for a backlog-led growth thesis

  • You place more weight on the $817 million annualized base-rent backlog at the company’s share.
  • You are comfortable underwriting the initial $7.90–$8.00 2026 Core FFO-per-share outlook, subject to updates.
  • You can tolerate a dividend that the cited secondary source described as flat at $1.22 per quarter since 2022.
  • You will verify how much of the backlog is actually AI-related instead of assuming all leasing benefits from AI.

These profiles describe evidence and trade-offs, not personalized recommendations. A portfolio decision should also account for your tax situation, diversification, time horizon and tolerance for REIT-specific volatility.

How to update the comparison before buying

  1. Open each company’s latest results release and dividend declaration; record the publication date and the quarter covered.
  2. Confirm the current quarterly dividend and whether it is a recurring rate, a special payment or a newly declared amount.
  3. Record AFFO or Core FFO per share, read the non-GAAP reconciliation and note company-specific adjustments.
  4. Compare the dividend with the same-period per-share measure, then test whether recurring capital expenditures and development commitments leave adequate cash.
  5. Update backlog, bookings, commencements and projects under construction. Separate signed commitments from revenue already recognized.
  6. Review power availability, cooling capacity, equipment lead times, debt maturities and interest-rate exposure.
  7. Calculate annualized yield using share prices captured at one clearly stated timestamp, and calculate valuation multiples with the same forecast period.
  8. Check for revised guidance. Digital Realty’s $7.90–$8.00 range was its initial 2026 outlook, while Equinix’s 2026 guidance should likewise be taken from the latest filing rather than an older release.

Bottom line

On the documented evidence, Equinix scores higher for an AI-focused dividend strategy because it combines an 11-year increase streak, a 10% February 2026 raise and 9% 2025 AFFO-per-share growth. Digital Realty remains a credible alternative for investors who prioritize contracted-rent visibility and its positive Core FFO outlook, but the cited dividend history shows a longer period without an increase. The final choice should wait for synchronized prices, current guidance and a company-specific coverage analysis; AI demand alone is not a promise of future dividend growth.
