However, ADCB and ORA’s public pages do not confirm BAYN-specific rates, financing limits or fees. What the reported ADCB–ORA partnership offers
A secondary report dated 8 October 2026 describes a strategic partnership between ADCB and ORA Developers UAE for eligible buyers of BAYN. It reports digital onboarding, dedicated support through ADCB Mortgage Centres and pre-approvals valid for up to 12 months. The report does not specify the financing percentage, rate, fees, eligible buyer profiles or repayment schedule. No primary ADCB or ORA announcement confirming this specific partnership was available in the public sources reviewed.
That distinction matters: the report describes an arrangement, but it does not establish that every BAYN buyer will qualify or define the final loan terms. Buyers should seek written confirmation from ADCB or ORA of project eligibility and the terms applicable to their unit and circumstances.
What ADCB’s general off-plan offer says
ADCB’s general off-plan mortgage page advertises financing of up to 50% of a property’s value for eligible customers. It describes pre-approval valid for 12 months, with annual renewal for properties from key developers. The page says the pre-approval runs for 12 months or until handover, whichever comes first, and that final approval and financing transition once 50% of the property value has been paid or at handover.

The same page lists a starting rate of 3.49% per annum, fixed for three years, and says there are no processing or valuation fees. The fixed-rate offer concerns properties at handover; all figures are subject to credit assessment, terms and conditions, and acceptable documentation. ADCB states that financing and credit facilities are at its sole discretion. These are general advertised terms, not confirmed BAYN terms.
Islamic home finance is a separate option
ADCB Islamic Banking publishes a Shariah-compliant off-plan home finance offer. It describes pre-approval for 12 months, with annual renewal for key developers, and financing of up to 50% for eligible customers. Its listed profit rates start from 3.49% per annum fixed for three years. ADCB describes these rates as indicative and subject to eligibility assessment, terms and change. The published page does not confirm BAYN-specific eligibility or terms for this product either.

What buyers should confirm before relying on pre-approval
A pre-approval is not the same as final financing. Before committing to a purchase or relying on the reported arrangement, ask ADCB and ORA to confirm the following in writing:

- How long pre-approval lasts, whether it can be renewed, and what could change the decision before final approval.
- The applicable interest or profit rate, its fixed period, and how the rate may change afterward.
- All fees, required documents, buyer eligibility conditions and repayment terms.
- How much of the developer’s payment plan the buyer must pay from their own funds, including the amount required before final approval.
ADCB’s generic offer provides a 50%-paid or handover threshold for transition to final approval and financing. Buyers should not assume that this timing, or any other generic offer detail, governs BAYN unless the bank confirms it for their purchase.

BAYN project context
ORA’s 24 April 2025 launch announcement describes BAYN as a coastal mixed-use development in Ghantoot, between Abu Dhabi and Dubai, with a planned development area of 4.8 million square metres. ORA’s current BAYN project page presents plans for 9,000 units, 32,000 residents and 1.2 km of beachfront. These are developer descriptions and project-plan figures, not independently verified completed outcomes.
A separate Abu Dhabi mortgage framework does not establish BAYN terms
On 4 September 2026, WAM reported that Aldar and ADCB completed off-plan mortgage transactions under a newly launched Abu Dhabi Real Estate Centre framework. The report describes a framework that permits the bank to be named on a mortgage registration certificate before handover and cites a 50%-paid threshold for those transactions. This is a separate Aldar case; it does not establish that BAYN buyers receive the same registration treatment, financing terms or process.
