Asia-Pacific data-centre demand is expanding, driven by cloud adoption, AI workloads, digitalisation and hyperscaler commitments. But regional capacity figures measure different things, and the growing pipeline is not the same as operating supply. For investors and infrastructure professionals, the central question is not just how much capacity is announced: it is where power, land and regulatory conditions will allow projects to be delivered.

What is driving Asia-Pacific data-centre growth?

Cloud adoption, digitalisation and AI implementation are increasing demand for data-centre capacity. CBRE also identifies neocloud providers—companies supplying high-performance computing capacity—as an emerging source of demand. JLL points to rising hyperscaler commitments and a multiyear growth cycle in which supply has lagged demand, contributing to declining vacancy.

AI is changing the scale and infrastructure needs of new facilities. CBRE says new builds are averaging more than 100 MW and that intensive AI workloads are adding pressure to power infrastructure. Larger projects can serve substantial computing demand, but they also require more power and make grid access a critical part of development planning.

How much data-centre capacity is in the market?

There is no single harmonised Asia-Pacific capacity series in the reported figures below. The measures have different scopes and should not be added, averaged or treated as interchangeable.

The gap between the 87.5 GW total IT capacity figure and the 13.8 GW operational-capacity snapshot is substantial. The available figures do not reconcile the sources’ geography, facility categories or development-stage definitions, so neither should be presented as a definitive substitute for the other. Likewise, planned and forecast capacity should not be described as live capacity.

Where is development moving?

CBRE says expansion is shifting from traditional Tier I markets toward locations with better power access, naming Malaysia, Australia and India among key growth markets. Mapletree attributes 63.9% of its reported increase in 2025 total IT capacity to Australia, Malaysia and India. Its market overview also reports 4.1 GW of regional take-up in 2025; Australia, Malaysia and Thailand together accounted for 67.7% of that take-up. Mapletree says Thailand’s activity included preleasing in large colocation facilities and self-builds by social-media and cloud-service providers.

The selected primary-market snapshot below shows operational capacity, construction, plans and colocation vacancy side by side. It is not a complete country ranking, and planned projects are not guaranteed to be delivered.

These 2025 figures come from Cushman & Wakefield’s selected primary-market snapshot, distributed by APREA in March 2026. Its year-over-year comparison shows operating capacity rising in Johor from 401 MW to 897 MW and in Mumbai from 542 MW to 768 MW. The very different vacancy readings across markets also caution against describing regional conditions as uniformly tight.

Cushman & Wakefield’s H1 2026 update covers primary markets including Tokyo, Singapore, Sydney, Mumbai, Hong Kong, Johor, Seoul, Jakarta and Bangkok, as well as secondary markets such as Delhi, Taipei, Auckland, Manila, Ho Chi Minh City and Perth. It describes development shifting toward peripheral locations and emerging markets with better power access.

Why are power constraints affecting development?

Electricity demand from data centres is rising quickly. CBRE reports that regional data-centre electricity consumption nearly doubled between 2020 and 2024 and expects it to triple over the next few years. It identifies power availability as a major challenge as expansion outpaces available capacity. JLL reports grid-connection delays ranging from 24 months in emerging markets to more than eight years in core markets.

Those connection delays can determine whether a project can proceed on its intended schedule or whether a developer must consider a different site. Cushman & Wakefield says power availability, infrastructure readiness and regulatory certainty are increasingly decisive in location choices. The shift toward power-advantaged markets reflects that execution reality, not demand alone.

Other delivery and cost risks

  • Construction economics: CBRE cites elevated construction costs, competition around AI buildouts, rising land prices and advanced liquid-cooling systems as cost pressures.
  • Sustainability requirements: CBRE says building sustainability compliance adds to costs.
  • Delivery stage: A project that is planned, announced or forecast is not equivalent to one under construction or operating; assess each category separately.

What do investment and capital figures indicate?

CBRE reports US$11.6 billion of direct Asia-Pacific data-centre investment in 2025 and, separately, US$8.3 billion of entity-level transactions for the year. These are distinct transaction measures. CBRE says its investment coverage includes stabilised assets, development sites, conversions, platform transactions and operating-company transactions.

JLL associates its 24 GW 2025–2030 high-growth capacity scenario with US$286 billion in real-estate value creation and up to US$486 billion for GPU and networking fit-out. Its US$772 billion total capital-requirement figure is a scenario estimate, not committed funding or observed investment.

How should investors compare markets?

A useful comparison separates current operating conditions from the resources and commitments needed to build more capacity. Check these factors together rather than ranking markets by planned gigawatts alone:

  • Capacity stage: distinguish operating facilities from projects under construction and those merely planned.
  • Power access: assess grid availability, power prices and expected connection time.
  • Demand evidence: examine take-up, preleasing and vacancy, while keeping colocation measures distinct from self-build capacity.
  • Site and policy conditions: consider land availability, construction costs, infrastructure readiness and regulatory certainty.
  • Customer mix: identify whether demand is coming from hyperscalers, cloud providers, AI workloads or neocloud providers.
  • Delivery record: compare announced pipelines with capacity that has actually reached operation.

JLL’s forward-supply, preleasing and grid-wait indicators, APREA’s Cushman & Wakefield market snapshot, and CBRE’s and Cushman & Wakefield’s discussion of execution constraints address different parts of this comparison. Their measures are useful inputs, but source definitions should be checked before making a cross-city ranking.
