Short answer: do not start by reverse-engineering ImmoScout24.ch. SMG Swiss Marketplace Group’s current marketplace terms prohibit systematically selecting content “e.g. by scraping,” copying, publishing, reproducing it, or linking it with other data without the relevant rights. For a legitimate project, obtain written permission or a licensed partner feed first, then collect only the agreed fields with strict rate limits, privacy controls, provenance and deletion procedures.
This guide covers Switzerland, where ImmoScout24.ch operates, and shows how to build an authorized collector and CSV export without publishing private endpoints or bypassing CAPTCHA and other access controls.
Make permission the first engineering decision
ImmoScout24.ch listings, descriptions, photographs, graphics and software are marketplace content controlled by the applicable rights holders. Section 7 of SMG Swiss Marketplace Group Ltd.’s General Terms and Conditions states: “In particular, it is prohibited to systematically select the Content available on the Marketplaces (e.g. by scraping), to copy, publish or otherwise reproduce it (e.g. on the Internet) in any form or to link it with other data.” Treat that as a restriction on an automated collection project, not as a challenge to work around.
- A page being visible without a login does not make its contents free to copy.
- robots.txt, a browser user-agent, or a low request rate does not create a licence.
- Never defeat CAPTCHA, fingerprinting, a web-application firewall, an access block or a rate limit.
For systematic, commercial, redistributed or enriched data, ask SMG/ImmoScout24 for written permission or an official partner feed. Keep the agreement with your project records and verify it again before launch because terms and partner programs can change.

Define the dataset before requesting access
Write a short data specification that states the Swiss geography, intended use, fields, refresh interval and retention period. Separate market attributes from information that can identify a person.

Decide whether you need current values, historical snapshots or change detection. A retention limit should be part of the design, not an afterthought. Record who can access the data, how it will be encrypted and how a correction or deletion request will be handled.
Understand the legal and privacy obligations
The FDPIC/EDÖB joint statement published on 24 August 2023 explains that publicly accessible personal information remains subject to data-protection and privacy laws in most jurisdictions. It also warns that mass scraping of personal information can amount to a reportable data breach in many jurisdictions. That is a risk statement, not a case-specific legal opinion; obtain Swiss legal advice before a commercial launch.
If you process names, contact details, identifiable free text or other personal data, document a lawful basis, purpose, notice, retention period and process for data-subject requests. FDPIC guidance says controllers generally must inform people in advance when personal data is collected, even when it is obtained indirectly; exceptions are narrow and should not be assumed.

Is there an ImmoScout24.ch API?
A technical report observed that listing pages load data through an internal JSON interface and that anti-bot controls may present a CAPTCHA on the first request. That observation is not an official API, a stability guarantee or permission to call it. Internal routes can change without notice, require browser context and be protected by controls that you must not bypass.
For approved work, use the documented feed or endpoint named in your agreement. Ask the provider for its schema, authentication method, pagination rules, quota, versioning policy, allowed fields, attribution requirements and deprecation notice. Do not publish a reverse-engineered URL or code that targets an undocumented route.
Permission-first collection workflow
- Get written scope. Record the permitted geography, fields, request rate, refresh schedule, retention, attribution, downstream users and whether enrichment, display or resale is allowed.
- Choose the documented source. Prefer an official partner feed or an endpoint explicitly covered by the agreement. Store its version and contact for operational notices.
- Build a small client. Add an explicit delay, bounded retries, response-size limits, caching and a kill switch. Start with a handful of records and increase volume only when the contract permits it.
- Keep provenance. Save the listing URL or feed record ID, retrieval timestamp, source locale and parser version with every row.
- Validate safely. Test against saved, permissioned fixtures. Stop on schema failures instead of increasing request volume or trying another undocumented route.
- Review before sharing. Confirm the licence covers copying, combination with your data, public display, attribution and onward sharing. Apply your privacy notice and deletion process.
Export an authorized feed to CSV with Python
The following client deliberately uses an environment variable for the feed URL because the correct URL and authentication belong in your contract. It fetches one documented JSON response, accepts either a top-level array or a listings array, and writes only a deliberately chosen field set. Adapt pagination and parameter names to the provider’s documentation.
Install the dependency with python -m pip install requests, set IMMOSCOUT_FEED_URL, and, if required, set IMMOSCOUT_TOKEN.

Missing values remain blank; do not fill them by scraping another page unless that additional collection is licensed. For a paginated feed, implement the provider’s documented cursor or page token, preserve the same delay and stop after the agreed range.

Make CSV useful without creating a privacy problem
- Use stable feed IDs as keys; URLs can change or disappear.
- Store timestamps in UTC and retain the source locale, normally
de-CH,fr-CHorit-CHwhere supplied. - Keep raw responses in an access-controlled location only for the period needed to audit parsing; do not create an unlimited archive.
- Normalize prices and areas in derived columns while preserving the original value and unit for auditability.
- Escape spreadsheet formulas when exporting untrusted text so a description beginning with
=,+,-or@cannot become a formula. - When a record is removed or corrected at the source, propagate that event according to the agreement instead of silently retaining an old copy.
Reliability, performance and cost controls
Reliability comes from the contract and the client design, not from sending more requests. Cache unchanged responses when allowed, use exponential backoff for transient 429 or 5xx responses, and cap retries. Do not retry CAPTCHA pages, 401/403 responses or a terms-related block; stop and contact the provider.
Measure request count, response status, latency, parser failures, rows accepted and rows rejected. Alert on a schema change or a sudden drop in records. A small queue with a global rate limiter prevents parallel workers from accidentally exceeding the permitted rate. Keep a manual stop switch that operators can trigger without redeploying code.

Estimate total cost from the licensed feed price, storage, processing, legal review and monitoring. A technically cheaper page client can be the wrong choice if it lacks rights to copy, enrich or redistribute the data. Conversely, a feed with fewer anti-bot failures is not suitable if its licence excludes your intended use.

Troubleshooting without bypassing controls
401 or 403 response
Usually the credential, scope, IP allow-list or contract is wrong. Check the documented authentication method and contact the feed owner. Do not rotate user agents or proxies to evade the response.
429 or an explicit rate-limit message
Stop workers, honor the documented retry interval and lower concurrency. Ask for an approved quota if the required volume is legitimate.
CAPTCHA appears
Treat it as an access-control signal. Do not automate the challenge, solve it through a third party or search for an alternate internal endpoint. Use the official feed or request permission.
JSON fields suddenly disappear
Save the failing response, parser version and timestamp, then stop ingestion. Compare with the documented schema or a permissioned fixture and ask the provider about a version change.

CSV contains garbled accents
Write UTF-8, as the Python example does, and import the file as UTF-8 in your spreadsheet. Preserve the supplied Swiss locale instead of guessing a character set.
Listings are duplicated
De-duplicate on the provider’s stable record ID and retain the latest permitted revision timestamp. Do not merge records solely because addresses look similar.
