Before paying a token or deposit for a luxury flat in Mumbai, independently verify the apartment, the person offering it, the written agreement and the payment recipient. A polished listing, building access, police tenant-information submission or agreement screenshot is not proof on its own that someone has authority to rent the home.
1. View the actual apartment before paying
Arrange an in-person viewing and check that the unit, building, floor, furnishings and amenities match the listing. Ask to see the apartment before transferring a token, deposit or other fee. If you are remote, a live video call can help you screen the conversation, but it cannot establish ownership or rental authority.
Pause if you cannot independently confirm access to the unit or if you are asked to pay before you can inspect it. Urgency, an unusually attractive price, or a story about an overseas or military owner does not prove fraud by itself; treat those details as reasons to verify rather than as evidence either way.
2. Verify the person’s identity and authority to rent
Ask whether the person is the owner, an authorized representative or a broker, and request evidence appropriate to that role. Compare the names and property details on the documents shown with the proposed agreement. If someone claims to represent the owner, contact the owner using a phone number obtained independently—not only a number supplied by the intermediary.

A building or society office may help confirm that a person is known there or has access, but access alone does not establish authority to rent the flat. A professional-looking document or a luxury building’s security procedures should not replace an independent check of who is entitled to enter the agreement.
3. Check the agreement and payment route
Ask for a written leave-and-license agreement that correctly identifies the parties and premises and sets out the term, rent, deposit, payment schedule, deductions, maintenance responsibilities, notice and handover conditions. Resolve discrepancies before signing or paying.

A Maharashtra registration-service provider describes free and paid searches through the government portal, as well as online e-registration. Its guide says the free search can show an excerpt of a registered leave-and-license agreement; current portal behavior and fees were not independently established here. Use the provider’s guide to checking a registered Maharashtra rent agreement online to find the described route, then verify the current process and any fee on the Maharashtra government registration portal. Match the search result’s party and property details to the signed copy; do not rely on a screenshot or a broker’s assurance alone.

4. Handle Mumbai Police tenant information correctly
Mumbai Police states that a police NOC is not required to rent a flat or house. It accepts tenant information online, in person at the concerned police station, or by registered post, according to its tenant information page. The online service applies to properties within Brihanmumbai Police Commissionerate limits; that coverage should not be assumed to include the entire Mumbai metropolitan region. Outside those limits, check with the relevant local police authority about its process.
The police page says an OTP is sent to the owner’s contact and makes the landlord and tenant responsible for truthful information. This is an administrative tenant-information step, not a title search or confirmation that the person offering the flat has authority to rent it. The page describes three submission routes but does not state processing times or which route is fastest.

5. Keep MahaRERA checks in perspective
The MahaRERA portal is the regulator’s application, but a portal entry should not be treated as proof that a particular person can rent a particular flat. The available information does not establish that every broker handling an ordinary apartment rental must be MahaRERA-registered, or that registration authenticates authority over the unit. Check current rules for the specific project context rather than using MahaRERA as a universal rental-listing verification tool.
6. If you suspect an online-payment scam, act promptly
